A slender 25-storey stack of “vertical beach homes” has been approved on the beachfront at Surfers Paradise.
Gold Coast City Council approved Mira, an 11-apartment tower on a 607 sqm site at 61 Garfield Tce, on December 19.
The project, two doors down from Northcliffe Surf Life Saving Club, will replace an ageing three-storey walk-up.
Frank Developments is set to purchase three of the four units in the existing property from Toowoomba rich lister Denis Wagner, who collected units 2-4 for $2.05m in three transactions between 2013 and 2015.
Unit 1 is owned by a company directed by Brisbane resident Elizabeth King.
Mira will be Brisbane-based Frank Developments’ first on the Gold Coast.
Director Frank Licastro saying its two-floor apartment design was uncommon on the Gold Coast.
“A double-level floor plan is traditionally reserved for the penthouse purchaser,” he said.
Mr Licastro said there had already been strong local, interstate and international interest in the apartments.
He credited the interest to the tower’s unique design and exclusivity which was “unlike larger, less intimate high rises”.
Each four-bedroom apartment will have four and a half bathrooms and two or three car spaces.
The tower will also feature a penthouse – a three-storey apartment with private rooftop.
Residents will also have access to a gym, sauna, steam room, pool, barbecue, outdoor showers and beach lockers.
Mr Licastro said demand and supply for beachfront homes would make slender towers increasingly common.
“Designing slim and tall is an innovative way to achieve development capacity within strategic city centres with few large parcels of land remaining,” he said.
The tower was designed by architecture firm Ferro Chow, with director Marco Ferro saying it was designed to minimise building mass and reduce the impact on the skyline.
“We believe this unique design will become an iconic address,” he said.
“Mira is a bold interpretation of what is possible within the requirements of the Surfers Paradise zoning envelope.”
Construction will commence 2023.
