
A massive slice of industrial riverfront would be transformed into a multimillion-dollar boating and marina paradise just 15 minutes from the Brisbane CBD, under a bold new proposal.
Spanning more than 3ha where Bulimba Creek meets the Brisbane River at Hemmant, the proposed Brisbane Marina project boasts more than 75 private autonomous berths catering for luxury cruisers up to 25m.
The mega marine project by Frank Developments, submitted to Brisbane City Council, also features 91 premium “work stores” ranging from about 170sq m to more than 512sq m.
Each work store features a 4.5m-high roller doors, glazed garage doors, mezzanine office levels, airconditioned office spaces, dual bathrooms and kitchenettes, and depths capable of accommodating vessels exceeding 8m in length.
There are no bedrooms as the area is not zoned for residential.
Proposed resident amenities include concierge services, a 24-hour on-site caretaker and security, on-site and on-water refuelling, wash-down facilities, communal entertaining spaces, a residents’ gymnasium and outdoor recreation areas.

He said projects of this nature were incredibly rare.
“Waterfront industrial land is finite, and opportunities to create a destination like this are becoming increasingly scarce,” he said.
Project director James Strahan said the precinct had undergone a redesign to open it to the river.
“Every aspect of Brisbane Marina has been carefully considered to elevate the experience forowners, operators and visitors alike,” Mr Strahan said.
“Rather than turning its back on the waterfront, the precinct embraces it, creating stronger visual connections, significantly improving outlooks and establishing a genuine sense of place.”
The phase one site at 30-34 Wyuna Court will eventually link up with the adjoining 6ha The Yard Brisbane, reshaping the area’s shoreline into a marine hub.
Frank Developments has also acquired two neighbouring sites comprising of about 2.6ha, which will become phase two of their project.
Brisbane City Council have requested Frank Development provide more details on vegetation management and industrial hazard investigations.
Frank Developments anticipates sales for the site will begin next month ahead of phase one construction in October with completion by December next year.
