Avela Proposal Focuses on Albion Gateway
A new residential proposal is putting renewed attention on the Breakfast Creek gateway, where Frank Developments is planning Avela at 60 Kingsford Smith Drive, Albion.
The project is planned for a prominent stretch of Kingsford Smith Drive near Breakfast Creek, with development material describing the site as part of the corridor between Brisbane’s airport route and the inner city.
Avela is proposed as a 166-residence project with a mix of two-, three- and four-bedroom residences. The listed residence sizes range from 89 square metres to 384 square metres, with views towards the Brisbane River and CBD forming part of the project’s positioning.
Studio Kennon is listed as the architect.
166 Residences Planned on Kingsford Smith Drive
The project is centred on a multi-residential scheme with ground-level uses and shared resident facilities.
The available descriptions differ on the tower form. One description refers to three tower elements stepping from 28 storeys to 19 and 17 storeys, while Frank Developments’ project listing describes dual towers rising 25 levels. Both descriptions identify Avela as a 166-residence project on Kingsford Smith Drive.
The proposal includes ground-level retail and cafe uses, along with a neighbourhood grocer, co-working space, wellness facilities and recreation space.
Indoor sport and recreation is also listed in the development application, while project material refers to a publicly accessible indoor pickleball court and event space.

Avela’s lower levels are planned to include uses beyond residential entry and parking, with retail and food premises included in the proposed mix.
Resident parking is planned across four basement levels. Nearly 2,000 square metres of communal wellness and recreation facilities are also proposed across three levels.
The project material describes the residences as being designed around river and city outlooks, with the broader design shaped around the Breakfast Creek and Kingsford Smith Drive setting.

The development application for Avela is listed as A007058743 and was submitted on 1 July 2026.
It covers building work and a material change of use for multiple dwellings, a food and drink outlet, indoor sport and recreation, and a shop. The application is impact assessable and remains in progress.
The primary applicant is 60 KSD Pty Ltd ATF 60 KSD Property Trust, with Town Planning Alliance listed as the consultant.
The listed site includes 60 Kingsford Smith Drive, with associated properties at 1, 9 and 11 Amy Street, and 4 Agnes Street, Albion.
