The root of the concept is a rejection of the assumption that functional zones are innately unattractive, with the boutique development combining practicality with a softness and aesthetic allure that makes it perfectly at home among its residential neighbours in Brisbane’s Bulimba.

The boutique scale of the development is key to its charm. Comprising 15 compact units, Karthina Lane is a home for small- to medium-scale businesses, with a focus on low-impact industrial activities. This considered blend allows the commercial entities to peacefully coexist with its residential neighbours while in turn bringing an exciting element of creative energy and innovation to the picturesque community.
These vibrant workspaces are designed to facilitate productivity by ticking off the essential commercial amenities – up to 160 square metres of warehouse and mezzanine space and private carparks. But they’re also conceived as spaces to foster growth by placing businesses within a visually energising environment that inspires creativity.

As with Gould Lane, the project was crafted in collaboration with design studio ByCulprit, which sought to reimagine the warehouse concept with evocative architecture worthy of a residential build. Lush greenery spills from the upper levels, combining with the textured apricot-toned facade and white-trimmed apertures to capture a subtropical style that’s Brisbane chic with a shot of Palm Springs. Each unit is accessed via a chic metal entrance door, framed by cascading foliage and feature lighting.
Integrated into the upper levels of the buildings to soften hard edges, the landscaping is a crucial component. It also provides a lush, three-metre buffer of greenery between the lane and the adjoining street, gifting the neighbourhood a tranquil and leafy view.
The elevated materiality continues inside, flipping the script on standard warehouse aesthetics – or lack thereof – by employing an artfully selected palette of smooth concrete floors and timber stairs, plus a luxuriously appointed bathroom and kitchenette. This attractive base palette forms a blank canvas onto which tenants can impress their professional or personal style.
In reimagining what an industrial precinct can be, Karthina Lane emerges as a testament to thoughtful design, community integration and aesthetic ambition. It’s a unique concept, to which the market has responded with emphatic approval – the units sold out prior to completion, indicating that the project’s approach to industrial architecture speaks directly to the lifestyle of the contemporary entrepreneur.
