
Brisbane-based Frank Developments, in partnership with Signature Property, has secured approval to proceed with its second luxury apartment development in Surfers Paradise, the 37-level MAYA Northcliffe, as it edges towards a sellout of its debut MIRA project which is currently under construction on a beachfront site directly across the road.
Frank Developments, which is headed by Frank Licastro, is partnering with Signature Property Partners, a company led by cousin Joe Licastro, to develop MAYA Northcliffe which will comprise 57 apartments on an amalgamated site at 60-62 Garfield Terrace.
Highlighting the sustained demand for luxury apartments near the Gold Coast beachfront, the MAYA design will deliver two apartments per floor with expansive three-bedroom layouts plus multi-purpose room, along with a premium penthouse collection spanning five levels.
The sub-penthouses will occupy four full floors, each offering four bedrooms, 5.5 bathrooms, two living areas, a multi-purpose room and a private gym.
All sub-penthouses will have access to an exclusive rooftop terrace on level 37 that will feature a private dining room, catering kitchen, pool, outdoor barbecue and a private meeting room for work-from-home convenience.
The ground floor will offer commercial tenancies that the developer plans to lease to a high-end deli, artisan bakery and gelato shop to service the broader Gold Coast community.

The MAYA Northcliffe project steps up the scale of Frank Developments’ ambitions in Surfers Paradise after the company kicked off construction of MIRA in 2023.
MIRA, which comprises just 11 apartments, takes advantage of its absolute beachfront location with a unique offering made up entirely of two-storey apartments across 25 levels in a slender design on a 607sqm Garfield Terrace site. Apartment prices for this development started at $9.5 million.
Frank Developments says it has just four apartments remaining for sale at MIRA including the three-level penthouse.

The company, which is expected to finish construction of MIRA later this year, is expecting a start to construction of MAYA shortly afterwards.
Until recently, Frank Developments has focused heavily on its home market with luxury projects in the upmarket inner-Brisbane suburbs of Teneriffe and New Farm.
However, the company’s current affair with the Gold Coast is set to extend further after Frank Developments announced a third high-end project, known as MYST, which is planned for a site on The Esplanade at Burleigh Heads.
Set across 18 levels, MYST will also target owner-occupiers and downsizers with two apartments per floor and four-bedroom layouts, including multi-purpose rooms, on offer.
Construction of MYST is scheduled to begin in July.
